Everyone Has the Data Now. So Why Hire a Realtor?


AI has officially changed what I do for a living as a realtor. Most people don't realize it and a lot of realtors are refusing to believe it, but the reality is that's actually what is happening and it's happening right before our eyes. Let me give you an example. If you wanted to sell your home, you would call me up. I would have the MLS data. I had the comps. I had the market data. I did the research. And then we met and we put it together and we figured out how much your home would sell for. AI can do that in seconds now. Chat GPT, Claude, Zillow, any number of AIs, you can just type in what is my home worth and it's going to give you a pretty good answer. So, does that mean I'm less valuable? Actually, I think it's the opposite. See, our job has shifted from providing information to interpret information. For years, you can see my videos. I've said that our job is to interpret data. Well, with artificial intelligence, that's even more valuable. Let me explain. Let's say that you run that scenario and AI tells you that your house is worth between $750 and $800,000. What are you going to sell it for? Well, it's not going to interpret um that it's on a busy street, that the comparables are all remodeled and yours is not, that the comparables have a pool and yours does not, that some of the comparables are on a new development. See, I'm not going to know that. So, you still need that local knowledge. It's not going to know that the HOA has an insurance issue and if you buy you're not going to be able to insure. It's not going to know that the street floods every winter.  I'm not going to know that in the morning it's across the street from an elementary school and the traffic is horrible. You still need that local experience. Judgment. Buying or selling a home isn't just about the numbers. People don't ask just ask me, Paco, what's the average price per square foot? A lot of times they'll ask me if this was your money would you buy it? That's not a data uh question. That's a judgment question. AI will never replace that. People AI can't walk you into a home and sense of the sellers are desperate to sell. They can't walk you into a home and feel that your wife loves that home or doesn't love that home. AI is never going to replace interpreting human moments and emotions negotiation.


They could tell you what to offer, but once you're in it, you need a human being to actually see what's going on and see what you can get away with. Risk AI isn't going to tell you what the red flags are. It's just giving you data. So, I'm actually excited about this change because it allows me to spend more time doing what really matters, understanding the data instead of just collecting it. Anyone can find data. My job is to help you understand what it actually means so you can make a decision.
