I'm currently working with a buyer that unless they check every single box, and there's six boxes they have to check, they have absolutely no interest in making an offer. It's got to be under $800,000. It has to have a big lot. It has to be turnkey condition. It has to have a big kitchen with an island. The master bedroom has to be a good size. And number six, it's got to be a singlestory. That's the market that sellers are competing against now. They're not just competing against the houses down the street. They're competing against the buyer saying, "No thanks. I'll wait."

Not only does a house have to be priced right, the condition be right, and the marketing be right, because buyers now have something that they haven't had in a long time, they have options, and they can be picky.
