Single story homes are becoming more valuable in today's market

by Francisco "Paco" Licea

With the average first-time buyer now being 47 years old and multi-generational housing taking off where parents or kids live with the family, single-story homes are becoming more and more valuable, and they will be becoming a lot more valuable. Developers right now are building a lot of high-density and two-story on small lots. It makes sense. The smaller the lot, the more homes you can squeeze into that development. But that is not what is being asked. People want single stories. As you get older, you don't want to go up and down those stairs. As your parents get older, it becomes an issue. So what you're seeing is a lot of new development is not fitting the growing trend. This is why the single stories that are out there are going to be a lot more valuable. So if you are thinking of selling a house and your home is single-story, understand now that that is becoming just as valuable as square footage, lot size, and square footage, and bedrooms.
