I Failed to Sell This House. Here's Why


I lost the listing today that I had been trying to sell for over a year. I had 40 open houses, spent $5,000, four price adjustments, had it in escrow, and two other offers, and today the seller let me go. So, let me give you a little background. The property was listed at $1.3 million. It was vacant. Um, we had a ton of open houses. We had a ton of activity, which led to three offers. The first one solid offer, but it was continued upon them selling their house, and unfortunately, they were unable to sell their house, so we had to put the house back on the market. The second offer, we accepted uh but then they backed out uh for reasons that they did not tell us. And then the third offer, we could not verify the loan and decided not to run with it. I probably had over a hundred people easily see this property in 8 to nine months. The house was vacant. So I it required a lot of energy on my part. Uh not only was I the realtor of a sprinkler was broken. I had to fix it. Um before the open houses had a very large pool. I had to skim it and make sure it was done. A lot of time the pool guy did not show up. So I would have to shock it. Um deweed cleaning inside, you name it. Um so all that activity was there. But the biggest factor was the market. The house across the street sold for what we were close to what we were asking. So, we were pretty confident we were going to get it. And like I said, we did get it within a few months. The challenge is the market changed after that. Uh the market got flooded with a lot of properties, a lot of inventory um that were about the same price or a little cheaper but were in better condition. Our property was very large but required a lot of maintenance. Um, the carpet upstairs needed to be replaced. There was no bedroom downstairs. The second suite upstairs was converted to an office, so that kind of killed that value. There was a very large lot, but a a big portion of this lot was on the side of a hill. And a lot of people just saw maintenance with unusable land. And when you're buying a house in the $ 1.3 million price point, you expect turnkey and you expect it to have a lot of things. Uh, this property had all the bells and whistles, but like I said, it wasn't as turnkey as a lot of the other properties. Buyers just became a lot more selective. Um, they want turnkey, and ours, unfortunately, was not turnkey, at least not the whole property. I left it all on the field. There's nothing I regret. U, but if I have to be honest, what I learned was I wish I would have pushed harder on the price adjustments. We had four of them quicker. Uh, but I got a lot of push back. I wished I would have pushed harder on the repairs. I asked them to replace the carpeting and convert that office and they pushed back. So, I did everything I could and unfortunately it just did not sell. And sometimes that just happens.
